As he started telling me his tale of woe about getting a mortgage commitment but being unable to secure insurance, I interrupted to ask if he’d checked out X, Y, and Z prior to contract.

I replied, “I send my clients a list of websites and phone numbers and tell them to check lots of things before signing the contract, including your issues.”
