A Penny Saved is a Dollar Blown

An acquaintance called me to “pick my brain,” though he’d bought a house with the assistance of another attorney. (“You understand, I’m sure — I hear you’re expensive.”)

As he started telling me his tale of woe about getting a mortgage commitment but being unable to secure insurance, I interrupted to ask if he’d checked out X, Y, and Z prior to contract.

“No,” he said. “How would I possibly have known to do that?”

I replied, “I send my clients a list of websites and phone numbers and tell them to check lots of things before signing the contract, including your issues.”

He whistled and said, “Geez. I guess I should have gone for the extra $500 and hired you, like my wife wanted to. But will you do me a favor and help me now?”

No way, Cheap Jose. I won’t be holding that hot potato when you lose your $25,000 downpayment.
