What a Difference an “If” Makes

My clients were gaga over a particular house, and made an appointment to sign the moment I advised them I had received contracts.  However, they had some items they wanted the sellers to address. They requested that I negotiate for those additional terms without tipping off that they’d sign even if the sellers said "no.".

 

While the buyers and I were on the phone, I typed a draft memo to the sellers’ attorney. It read, “The buyers have an appointment to sign Thursday. Are the attached changes acceptable?” 

 

Once the call ended, I fiddled around with the note. After a few keystrokes, I had a much less beseeching e-mail to accompany their list of semi-demands. “The buyers would like to sign Thursday if all the attached changes are agreeable.”

 

Three of four changes were OK’ed by the sellers less than one hour before the buyers’ appointment!
