A Voice From The Past

I received an email from a client who had sold her house a few years back.  Without pretense or pleasantries, this transplant to Missouri wanted to know if she could “take any action” against her real estate agent, seeing as how she’d read on the internet that the house she sold “after the market crash of 2008” had sold again for “over $14,000 more.”  She figured that because the market had continued to fall, a higher selling price meant that she’d been “sold out” and “ripped off’ by the agent who apparently didn’t have her best interests at heart when he negotiated a deal for her.

She wanted my advice and to see whether I would “look into it.”  My reply was short and sweet: “Hi, we don’t know what improvements your buyers made before re-listing the house, whether less houses are for sale in the immediate area now, how excited new buyers were to qualify for a 4.5% mortgage, or even if the new people were cash buyers anxious to live near the synagogue down the road. In other words, my advice --which you are free to disregard-- is to forget it. Be grateful you made your move to your new home without waiting another year or more to sell.”
