Looking For Logic In Las Vegas

Do you see a reality that I am missing here?  What would compel a buyer to buy new construction in Las Vegas?  And who’s delusional:  me or the guy who “did the numbers and [knows] this house will hold its value” ?

Look, I’ve bought only new houses; there’s a lot to be said for picking your own tiles, not having to use someone else’s bathtub, or steam off their feather & fan flocked wallpaper.  But resales have a lot of the kinks worked out, are landscaped, are usually priced commensurate with the market (rather than being over-priced), customarily have lower taxes, and are ready when you are (rather than taking months or years to construct).  So if you factor all that in, why would you buy from a builder in an area rife with empty houses begging for buyers?

And how the heck does anyone know what anything is worth anywhere, let alone in Las Vegas?
