At the seminar I was a panelist at last week, one of my fellow presenters explained that he advises selling clients to mail him a postcard listing all the major and minor flaws in their house right after contracts are signed.

This way, if a buyer complains at closing about an ink spot on a rug or a chip in the countertop or a rotted deck rail, he can reach into his file at the closing table and produce the card.  If the card is properly postmarked and the defect appears thereon, the discussion should terminate, per my colleague.
