He Was Born a Gambling Man

A conversation with a potential new client left me fairly certain that he was a horse handicapper, a sports bookie, or some other type of betting man.

He started off asking, “What percentage of your clients are buyers versus sellers?” He followed that up with, “How many binders would you say never end up in contract?” and “Out of every 100 people who apply for a mortgage, how many are denied?”

He seemed annoyed that my lawyerly answers were “it varies” to questions such as “Do more people put down 5%, 10%, or some other amount on contract?” and “Do you see home prices continuing to fall or start rising this year? And either way, by how much?”

"Look,” he said, “Odds are that I’m going to be buying a house. But before I do, I need you to give me definite answers so I don’t lose any money in this deal.”
