Don’t Bug Me

The buyers’ attorney wanted to know if the home had recently been treated for termites or other wood-destroying insects.

“I dunno,” said the seller.

I persevered; surely the seller could recall whether he had an exterminator in his house in the past year.

“I dunno,” he replied. “My ex handled that stuff. When she left me, she didn’t leave a note about termites.”

I remarked that I’d tell the other counsel that there hadn’t been anything done, but the seller objected to a flat-out denial. “Then what should I do?” I implored him. “I have to say something.”

“I dunno,” came the response…. followed, slowly, by “Tell them I don’t give a rat’s ass about any damn bugs.”

I e-mailed the following to the buyers’ attorney: The seller has no paperwork to share. I suggest that if you are looking for proof of a lack of pests, you make arrangements through the real estate agent to have an inspection.

They don’t teach this stuff in law school.
